A Sale at 15 CPW, Another Cut at 823 Park

140900• Guy Metcalfe, co-head of Morgan Stanley's real estate investment banking group, has finally unloaded his second-floor apartment at 15 CPW, which he purchased for $9.35 million in October and re-listed for $16.5 million a mere two weeks later. Metcalfe was forced to drop the price twice before eventually going into contract to sell the apartment in February. Now it's a done deal: The 3,822-square-foot pad has sold for $11 million. • Former UBS executive Ramesh Singh is willing to do just about anything to part ways with his duplex at 823 Park Avenue. He just chopped the price for the fourth time since putting it on the market last August, three months after he and wife Farida Khan paid $20 million for the 7,234-square-foot spread. The apartment, which started off at $24.75 million and was dropped to $21.75 million in October, was lowered to $19.95 million in February and then to $16.750 million in March. Dick Fuld's Daughter Gets Desperate

137361Richard Fuld's daughter Christine and her husband Aaron Packles, a managing director at Merrill Lynch, have dropped the price of their co-op at 79 East 79th Street by more than $3 million. The five-bedroom, full-floor apartment is now listed for $9.8 million, which is just $50,000 more than they paid for the home in 2007. [NYT, ELC]
Marc Ecko and his wife Allison—who are currently facing $2.1 million in liens in connection with the Bernardsville, New Jersey castle they've been renovating for close to three years now—are now selling the colonial home next door for $1.229 million. [NYP, CB]
• Former UBS exec Ramesh Singh has sold his 4,225-square-foot co-op at 860 Park Avenue, which he first put on the market for $13.4 million in 2007 and went into contract to sell in December '08, for $7 million. [NYT]
• Writer/director James Toback is putting his late mother's 15th-floor co-op at the Majestic on Central Park West up for auction. The 2,200-square-foot apartment, which first went on the market for $3.75 million in November, will be available for a minimum asking price of $1.999 million. [NYT]

Hedge Funder Drops the Price, Hilfiger Pulls Listing

130985♦  Pharma mogul Richard Ullman is reportedly the man behind the new $75 million listing at 15 CPW. Ullman paid just $23.5 million for the 18th-floor duplex penthouse back when he bought it in March. [NYO]
♦  Jewelry exec Leonard Littman and his wife Barbara have sold their 44th-floor apartment at the Museum Tower on West 53rd Street for $5.5 million. The couple originally listed the two-bedroom condo for $6.45 million back in July. [Cityfile]
♦  UBS exec Ramesh Singh is having a hard time unloading the two Park Avenue apartments he has on the market. His co-op at 860 Park was first listed for $13.4 million; it's now down to $9.5 million. Vogue's Grace Coddington Buys in Chelsea

  • Longtime Vogue creative director Grace Coddington is leaving her West Village apartment for a more fashionable loft in Chelsea. The two-bedroom duplex at 313 West 22nd Street—for which Coddington paid $1.925 million—features 20-foot ceilings and French doors opening onto a landscaped terrace.
  • Terrence McNally, the famed playwright responsible for such Broadway hits like Frankie and Johnny in the Clair de Lune, has sold his East Village apartment at 29 East 9th Street for $1.495 to Sam Shahid, the former Mirabella artistic director and founder of Shahid & Company.
  • Altria CEO Louis Camilleri paid $5.2 million for a penthouse apartment at 650 Sixth Avenue, the new loft-style condo conversion in Chelsea.
